LANDLORD-TENANT how do i evict a tenant that refuses to move out - some way to change room locks?

im sorry but i have these horrible tenants. they have moved out of the property, leaving behind unnecessary rubbish only, but still hold the keys. they have refused to pay the rent for a month (rent is paid monthly) and demand one month%26#039;s refund for %26#039;dirty%26#039; kitchen and bathroom that is perfectly clean and refurbished as well, %26#039;unuseable%26#039; washing machine that works and washes fine and %26#039;high fire safety hazard%26#039; which has long been solved now.


can someone please advice me as to how to evict these tenants - is there some way i can take out their luggage and change the room lock with a court order? please i desperately need help, im losing out on mortgage payment, or could someone recommend a website with law help, e.g how to get a court order, how to evict tenants.

I would put new locks on it, put the rest of their belongings in storage. Take them to court for the money owed, and the court will probably ask you to give them the rest of their belongings if they want them.

I suggest you call a lawyer.|||I am from the USA. You have a holdover tenant. I would send the a certified letter and a hand delivered letter of abandonment. I don%26#039;t know how your lease is written out, but they did abandon the premises. Keep all records of you contacts, as to when you called them, stopped by, certified letter, hand delivered letter. Then file a judgement on them.

Changing locks on a Ford Transit?

I%26#039;ve just bought a MK5 Ford Transitand the keys are so worn down that some of the locks won%26#039;t open (I have to get in through the passenger door!). I%26#039;ve bought a full set of locks (inc ignition and fuel cap) but have no idea how to change them without damaging the internal bodywork of the van.

Thanks|||the ign lock needs to be in the aux position to withdraw it, there%26#039;s a small pin or clip under the housing that can be pushed up, (with the key inserted) which will allow the barrel to be withdrawn, remove the panelling on the inside of the doors and the barrel is retained with a big u shaped clip with a tag, you also need to disconnect the internal locking rod from it, the petrol cap should be obvious when you open the flap.

Its as simple as removing the door card, and taking the back of the barrel fixings off and fitting the new one in. The only damage your likely to do is to the tacky fittings pulling off the door card, as the pop plastic fittings are normally brittle and you%26#039;ll be lucky if over half come off without breaking. but these are pence to replace, so no big deal.

You could save a bundle by getting the insides done, not the whole mechanism. the ignition I think could be swapped factory part replacement. I suggest you go to a lock smith, not you local hardware store. That way you can get good locks and have a few extra keys made while you%26#039;re there. You could also have them made so you can use the same key for both doors.





You want to get a dead bolt lock with the bold part that is as long as you can get it, that way it%26#039;s harder for someone to break in.





You also want to make sure that the striker plate, the metal thingy attached to your door jam, has VERY long skrews, so that the screws actually go right through the door frame and into something substancial. This will make it harder for the bad guy to break in. You will probably have to get the screws at your hardware store. Just take the originals with you and ask someone to find you ones that are the same width, but about 2%26quot; long.





If you don%26#039;t really know what you%26#039;re doing, when it comes to installing the lock. Ask your lock smith to show you how to do it while you%26#039;re in the store. Take notes if that%26#039;s what it takes.

Since your dad has one good key the ignition lock can be removed and refitted to a new key. Depending on the condition of your hardware, you may decide to install new, yourself.|||Yes a locksmith can do it; he may even be able to just re-key your existing locks to avoid the expense of new locks. Made a stupid decision letting someone take my car keys out of my sight for what ended up being almost an hour. The key has been copied which I know will not work to start the engine..but it will open the door. Use the BIOS reset jumper on the mobo, move the jumper from it%26#039;s normal position i.e. pins 1-2, to the other position i.e. pins 2-3. Place the jumper back in its original position.

How do you change the locks on a house?

I look at the locks, and I don%26#039;t see any screws or anything else that would allow me to remove the existing locks.|||Generally there are snap on covers over the screws on a dead bolt. But the door knobs/handles usually have the screws that hold the two halves together in plain site. Once you get the cover off it will require nothing more then the right size screw driver as long as the new locks are standard size.|||you need to but you a hole new kit and you will see the screws and thing on each side of the new door knob.some are covered|||The size of the hole through the door is the best determination of which lock to buy. The very best thing would be to buy the same lock. Check the brand and go to your local builders hardware company. Forget places like the big box stores. They can also tell you how to take off the old ones.|||.With dynamite|||look closely at the knob and see if there isn%26#039;t a place where you can insert a screwdriver and release the doorknob.


sometimes there is a decorative piece between the knob and door that you can pry off to expose the screws.|||Put the key in the lock and turn it slowly. It should open a couple of holes that will give you access to the screws that holds the lock in.|||Look at the edge of the door....take those screws out first, for they help hold in the plunger.





There might be a cover on the base of the knob, covering the screws...because there MUST be screws...smiling. They will be on the inside of the house, where the lock is. When you buy new locks that you want to be keyed the same, look at that sticker and buy locks that all have the same number on it. If you want all your locks to be keyed the same you absolutely must buy all the same brand, since kwikset keys won%26#039;t fit schlage and vice-a-versa.|||You should change all locks. You never know who may still have keys to your new home.


You can get decent kwickset locksets for about $25.00 per door. Getting them all keyed alike is liable to double that price.

How do i change the locks?|||Easy? Yes, in fact, it is a very simple job and only requires one tool. A phillips screwdriver.





Unscrew the two screws on the inside part of the door. Remove both handles pulling them away from each other.





Unscrew the two screws on the edge of the door where the lock is itself.





Pull it out.





Put the new one in the same direction. This is the most important part. You want the slanted side to be facing the door jam, otherwise it will not shut without turning the handle.





Once you have it back into place, tighten it up with the screw provided.





Now put your new door knobs on and tighten them up.





Guess what? You are done. You have officially just completed a simple home maintenance job. Congratulations.





Seriously though, this is a very simple job and can be completed in a matter of minutes.





One suggestion: If you are replacing both the front and back door locks, get them keyed alike. This is much simpler to only have one key.|||I recommend changing houses...much easier.|||You either hire someone to do it, or DIY and go to a hardware store and buy a new door knob or dead bolt and install it yourself. its pretty easy. Don%26#039;t forget to get spare keys made. We bought the deadbolt and door knob combo so same key for both locks.|||It is easy in fact very easy buy the lock first and if you are in North America you will need a Phillips screwdriver (the star one) just remove the old lock and put the new one back in the same way.





You will see it is easy, dont be intimidated.|||yes it is easy, but then I have done many! Just a matter of getting out a screw driver and doing it. All locks come with instructions that are easy to follow. but if you just pay attention to how the old lock comes apart and off the door, it will be easy to put the new on. cylinders keyed to match the old ones (now cylinders don%26#039;t need new keys,) lock-smith charges could be involved. Lock smiths usually charge (in Houston, TX) about 20 per cyl. Good luck and let me know if I can help more.

How much does it cost to change locks?

i lost the keys to my house.


my parents have warned me about this before that if i can%26#039;t find them i would have to pay to change five locks.

If you do it yourself, it really depends on what kind of lock you get, can go from $15 per lock to whatever your budget is. If you call a locksmith I cant tell because different people charge differently.|||Locks aren%26#039;t too cheap, I don%26#039;t think. Especially five of them. Go to homedepot.com or walmart.com and see. I don%26#039;t blame them, though...I wouldn%26#039;t want my house keys wandering out there somewhere. Even there I%26#039;m sure there%26#039;s no address on the keychains, it would still be an unsettling feeling.

86 Trans Am - how do you change locks/ignition?

I need to change my car%26#039;s ignition and door locks. I know going to a lock smith is pricey so I was wondering if anyone knew how to change the ingition and door locks for a 1986 Pontiac Trans Am. It%26#039;ll only cost me about $25-$30 for the ignition cylinder and door lock cylinders and well over $100 going through a locksmith... please help!|||If you have a locksmith that will do it for $100, jump on it. The persons who can change the locks in this instance are -


(a) the person who has lawful control of the property


(b) the landlord if there has been a significant breach of the lease (such as not paying the rent).





With commercial property, the only criminal charges that might come to mind are criminal damage. That is why having a witness present when it is done is such a good idea.





On the civil front, there is a prospect of a claim by an occupier for what the lawyers call %26quot;derogation from grant%26quot;. That is not, however, possible when a landlord acts properly, as mentioned above.|||The owner, or person that has beneficial interest in the property. But legal advice is a must on this issue.


|||I think you need to clarify the context of the lock change. Is it a work place, your home or rented?


Also although you say your in the UK laws are different in England than Scotland, so you need to be a little more specific there too.





For example in Scotland it is illegal to wheel clamp as it is seen as a form of theft to deprive someone the use of their property. So this may also be true in your case, but in England wheel clamping is legal.

Is it legally required to change mailbox locks between tenants or is it customary to re-use the same locks?

I recently moved into a large building, and asked if management could change the mailbox lock just in case previous tenants still had the key. I was told, because of management policies, and the nature of the secure locks they use, they only change locks if it is broken or for other reasons, but not just because a new tenant requests it.





I was then assured, that previous tenants are required to return all keys. That isn%26#039;t any consolation, because you never know how many keys were made.





The condo is privately owned and I am renting from the owners. I would think, the owners would be able to make that request? I would be willing to pay the bill. Also, the owners didn%26#039;t have a problem with having the locks changed for me. I may just have my mail forwarded to the main post office.|||normally they simply recover the keys and reuse the same locks and keys, however if you thing you may be having a mail problem, see the post office and they will change the lock and keys to your box.

Go to the local Home Depot and get the kit. Then when you leave, replace the locks.|||When you have a tenant change the locks and keys should be changed by the post office the delivers your mail.





If you have satellite mail boxes, you are smart for having your mail go to the main post office.|||It is not a legal requirement and therefore the condo owner is under no obligation whatsoever to honor your request.|||Do yourself a favor, and have your mail forwarded to a p.o. box at your local post office. In a large building that has had many tenants, you don%26#039;t know who still has keys.
