I rent to a couple.They broke up. He paid his half of rent already. She wants to change locks?

She told me he is violent and asked me if she can change the locks.


Can I legally do that to him? He already paid me HIS half of the rent for this month early and she didn%26#039;t yet? HOw do I handle this situation? According to lease they have to give me 90 days notice, so they are in this together for 90 days and he said in his letter to me he plans on paying his half of rent for 90 days. What do I do?|||give her permission to change locks and if he asks you for a copy of the key, give it to him unless she gives you a restraining order.





You do not want to be involved in an illegal eviction, liability law suit or a civil matter between them.





Make it clear that if she changes the locks, she gives you a copy of the key and let her know that you are obligated to give the ex a key unless she can provide a restraining order.





Also, if she doesn%26#039;t pay her half in time, start the eviction process on both of them.





If she produces a restraining order, then get the prorated rent from the woman and refund that amount to the ex.





Becareful, you might be dealing with professional renters.

You have to call the police because no matter what you can%26#039;t let a person under your roof get hurt no matter what the costs.|||Then it%26#039;s not up to you to give permission to change the locks.|||If they are both on the lease, then the total rent is due when it is due. You didn%26#039;t rent half an apartment to one and the other half to the other. If she doesn%26#039;t pay her part of the rent, then the rent has not been paid as agreed upon and you should evict them both and let the pieces fall where they may.





If she wants the locks changed, she can do that on her own without your participation. It is not against the law for her to lock her mate out but it might be against the law for you to do it.|||Keep out of it and if she doesn%26#039;t pay the rent, evict them as quick as you can. It is going to be messy.|||For one thing, if they are both listed on the lease, it is a %26quot;joint%26quot; lease. They can not pay 1/2 of the rent, they have to pay the full rent. It doesn%26#039;t matter who paid what half, that is not your concern, you need, and deserve the whole rent paid in full. They are in violation of the lease if the rent is not paid in full. Also, you can not change the locks without giving him the key, he is still on the lease. You are getting involved in something that you shouldn%26#039;t, their problems are between them. Don%26#039;t accept the 1/2 of the rent he paid, or that is like agreeing to the whole payment situation. Give him his half back, and tell him you can only accept the whole rent for payment according to your lease. You do have a lease with them right?..... Start eviction proceedings against them if the rent is not paid on time and in full on the due date.
